At that price point, I fear that Jon may be 15 to 20 years too late — the late unlamented Blanco Center would have been perfect. Somewhat paradoxically, even Makati has gotten gentrified since the 1990’s, and rents have been pushed way up.
Blame rising demand (more yuppies and BPO employees) and supply not being able to catch up.
But good luck to Jon — perhaps some kind-hearted matron will not mind having him as a roommate. Ha ha ha.

Dear Jon, whatever you do, please please please don’t get a place in Pasong Tamo-Washington unless you have your own banca, as the whole area goes underwater at the merest hint of rain. Also, it might not be a good idea to be living anywhere around Bangkal, what with the leaking pipeline and and all.
Barangay Palanan, Filmore-Emilia, Kalayaan Avenue, and San Antonio Village usually have studio apartments/rooms for rent. You may try Palm Towers / Makati Prime City Townhomes on Bagtikan Street, as well as the small apartment buildings scattered around the area (try Estrella and Sampaloc streets). The Cityland buildings near Buendia-Osmena Avenue surely have studio units for rent from 8k to 10k per month, more if furnished, but again, it’s near Washington. Ask the administration office on the ground floor of each building for referral.
I wonder if I should give you my landlady’s number. She rents out apartments/flats around Makati, though I hope you wouldn’t end up in my building or at least on my floor :)

I always see this building on my way home (I live in Mandaluyong) and wonder if the (foot?) massage shop is upstairs because it’s the only floor with lights on.
Maybe you could open a coffee shop/library at the ground floor? :)

I think I’ve been to this building, pero sa basement lang, where I Love You store used to be. Yea, it’s a nice structure.

Hi. I am currently renting a 1-bedroom apartment in Mandaluyong for 7k a month, not including utilities. This part of Mandaluyong is abt 5 mins away fr Makati ave and Boni MRT station by trike (widely available) and is located in a quiet residential community (Googlemaps Kasipagan Street).
My lease expires June this year however I plan to vacate by end Jan as I am moving into my own place. As such am looking to sublet it to him or any other interested reader. The main value prop is that the sublessee wont have to pay the typical 2 mos advance rent and 2 mos security deposit (cause I already did) until June, if he so wishes to renew the lease.
